It\u2019s the hardest part for all<\/em> agents.<\/p>\n Either you agonize about pricing, or you\u2019re terrible at it, and don\u2019t even realize it. Pick one.<\/p>\n \u201cWhy the heck isn\u2019t this house selling? I don\u2019t get it!\u201d<\/p>\n Oh, I dunno. Maybe cuz you\u2019re $50K over? Or $100K over?<\/p>\n Yes, pricing is the most challenging part of being a great agent, and\u2014as is often the case with difficult things\u2014the most important.<\/p>\n You\u2019ll make WAY more money by perfecting the science\/art of pricing than you will with every other Real Estate skill combined.<\/p>\n You know the price adjustment methodology they taught you in \u201cReal Estate School?\u201d<\/p>\n Throw that in the garbage. <\/strong> \ufe0f<\/strong><\/p>\n I\u2019m serious. Leave that for appraisers who need to show \u201cproof\u201d on paper, in a way that bankers understand.<\/p>\n I can out-guess any appraiser on the sale price of any property, 99 times out of 100.<\/p>\n Yes, I said, \u201cguess.\u201d Because pricing is an inexact science\/art, so let\u2019s call it what it is, an educated guess.<\/p>\n Why am I better at guessing than any appraiser?<\/p>\n I know. I\u2019ve used this method for my entire career, but I just now gave it a name.<\/p>\n Google doesn\u2019t have all the answers.<\/p>\n But in this case, I do.<\/p>\n You want proof? OK.<\/p>\n I made between $590,000-$865,000 every year for twelve consecutive years, all as an individual agent, and I rarely carried more than 5-6 listings at a time.<\/p>\n How could I make that much money and yet carry so few listings?<\/p>\n Because I sold them ALL.
