99% of agents do NOT run a Geo Farm. But you should, even if it\u2019s only a tiny patch.<\/p>\n\n\n\n
Let\u2019s call it a Geo Garden! <\/p>\n\n\n\n
It\u2019s good to start small. Just make sure your Geo Garden is expandable because you\u2019re probably going to want a full-fledged Farm once you start reaping the harvest.<\/p>\n\n\n\n
There are numerous factors to consider when you choose a location for your Geo Farm\/Garden, but one of the most important is this:<\/p>\n\n\n\n
You like the vibe! <\/p>\n\n\n\n
You feel an affinity to the area. You like the local businesses, the type of predominant homes, and, most importantly, you like the people who like those homes.<\/p>\n\n\n\n
There are numerous benefits to running a Geo Farm\/Garden\u2014aside from the obvious (more moolah). <\/p>\n\n\n\n
One of the most important is the opportunity to practice and improve your skills.<\/p>\n\n\n\n
For example, I became a pricing expert in my first year of business by following the exact protocols I teach in the Geo Farming module of the Agent Skills Master\u2019s Program<\/a>.<\/p>\n\n\n\n (Yes, you need a clear plan to learn the skill. It doesn\u2019t happen by accident.)<\/p>\n\n\n\n I could price any property in my Farm extremely accurately, more so than any agent, even if they had 20 years more experience than me. <\/p>\n\n\n\n But here\u2019s the key point:<\/p>\n\n\n\n I quickly realized that my pricing skills had transcended my Farm. I was now a highly-skilled pricing expert. Period. <\/p>\n\n\n\n Being a Pricing Expert is a critically important skill that gave me a distinct advantage over my competitors for my entire career.<\/p>\n\n\n\n I earned <\/em>this skill through concentrated practice in my Geo Farm.<\/p>\n\n\n\n I believe that a Geo Farm\/Garden to a REALTOR\u00ae is like the driving range and putting green to a professional golfer.<\/p>\n\n\n\n A golfer doesn\u2019t get better by merely smacking 500 golf balls a day. They try new things. They experiment. They think about cause and effect.<\/p>\n\n\n\n Tiger Woods didn\u2019t PAY for any of his trophies. He earned them. <\/p>\n\n\n\n Mostly on the putting green and the driving range. \u200d\u2642\ufe0f<\/p>\n\n\n\n It\u2019s the same for you in your Geo Farm. <\/p>\n\n\n\n By the way, you don\u2019t need to spend thousands of dollars on advertising in your Geo Farm. Better to invest your time into earning the title, \u2018Area Expert\u2019.<\/p>\n\n\n\n I learned waaaaaaay <\/em>more than pricing on my Geo Farm.<\/p>\n\n\n\n My Geo Farm was like a microcosm of my business. It\u2019s where I honed ALL my skills. <\/p>\n\n\n\n Like, how to communicate more effectively, for example. <\/p>\n\n\n\n How to hold an Open House. How to Follow-up. How to Market Myself. Etc.<\/p>\n\n\n\n This is why Geo Farming is the very first module in the Agent Skills Master\u2019s Program<\/a>.<\/p>\n\n\n\n It\u2019s easier to hone your skills in your Geo Farm because that\u2019s where you already have the most confidence.<\/p>\n\n\n\n Earned confidence makes everything easier.<\/p>\n\n\n\n You can spend money on flyers and bus benches if you want to.
