Meanwhile, you\u2019re thinking to yourself, \u201cThis is such a waste of time.\u201d<\/p>\n\n\n\n
After all, here\u2019s the kind of feedback you usually get, if any:<\/p>\n\n\n\n
The house was too small\/too big…<\/em><\/p>\n\n\n\n They didn\u2019t like the floorplan\/the location…<\/em><\/p>\n\n\n\n Passing this feedback on to your sellers is indeed a total waste of time. But worse, it makes you look bad.<\/p>\n\n\n\n Even though there\u2019s nothing your clients can do about any of those things, you\u2019re still dashing their hopes every time you deliver bad news.<\/p>\n\n\n\n After a while, they start to associate YOU, with bad news! \u2639\ufe0f<\/p>\n\n\n\n ——————–<\/p>\n\n\n\n Here\u2019s a super easy and obvious way to eliminate this problem forever:<\/p>\n\n\n\n Educate your clients during the listing presentation. Give them the straight-up truth, like this:<\/p>\n\n\n\n \u201cMr. and Mrs. Seller, I want you to know that I do my best to get feedback from every showing. However, despite my best efforts, my response rate is typically around 30%-40%.<\/em><\/p>\n\n\n\n This is better than the industry average. However, out of all the feedback I do get, about 90% of it is completely useless!<\/em><\/p>\n\n\n\n I mean, they\u2019ll say the house is too small for them, or they don\u2019t like the floorplan or the location, or whatever.<\/em><\/p>\n\n\n\n Of course, there\u2019s NOTHING we can do about any of those things, so if it\u2019s okay with you\u2026<\/em><\/p>\n\n\n\n (drumroll)… <\/em> <\/p>\n\n\n\n I won\u2019t waste your time (or my time) giving you USELESS negative feedback.<\/em><\/strong><\/p>\n\n\n\n Of course, the minute I get any useful or positive feedback, I\u2019m going to let you know right away. Is that okay with you?\u201d<\/em><\/p>\n\n\n\n \u201cYes, of course.
